Patti Tauber
SENIOR REAL ESTATE SPECIALIST IN AUSTIN

Downsizing and your next chapter.

I help older adults and their families in Austin navigate downsizing, home sales, relocation, and the search for a home or community that feels just right.

IMPORTANT QUESTIONS BEFORE YOU MOVE

Downsizing is not simply buying a smaller home. It is navigating change.

The useful questions come before the listing date.

A longtime home holds routines, belongings, friendships, and family history. Deciding to leave it can involve health, finances, location, grief, relief, and several generations of opinions at once.

We can slow the process down, put the choices in order, and understand what matters before you commit to a timeline.

  • 01Where do you begin if you want to downsize?
  • 02What kind of lifestyle do you want in your next chapter?
  • 03Would a smaller home, condo, or townhome fit you best?
  • 04Would a 55+ or independent living community be a better choice?
  • 05Do you want to remain in Austin or relocate?
  • 06What should you do with years of accumulated belongings?
  • 07Which repairs or improvements are worth making before you sell?
  • 08How should the home be prepared for the market?
  • 09Who can help with organizing, estate sales, packing, and moving?
  • 10What will your financial picture look like after the move?
  • 11How should the sale and your next purchase be timed?
  • 12What should adult children know when helping a parent move?
FINDING THE RIGHT COMMUNITY

YOUR DOWNSIZING ROADMAP

A thoughtful move begins with a manageable plan.

We begin with how you want to live, then work through the home, the belongings, the sale, and the move in an order that makes sense for you.

01

Imagine your next chapter

We begin with how you want to live, not with the house. We talk about what is changing, what matters most, and what you want the next few years to feel like before we discuss a listing date.

02

Explore your options

Together, we compare smaller homes, condos, townhomes, active adult communities, senior living options, and locations closer to family. The goal is to understand which choices support the life you want.

03

Prepare your current home

We determine what needs to be done, and what does not, before the home goes on the market. I help prioritize repairs, improvements, presentation, and timing so the work supports the sale without becoming a project of its own.

04

Simplify and organize

Years of belongings take time and care to sort through. When extra help would make the process easier, I can connect you with trusted professionals for organizing, estate sales, packing, and moving.

05

Sell your home

I develop a thoughtful marketing and pricing strategy around the home, the Austin market, and your financial priorities. You will understand the tradeoffs in each offer and have time to make a clear decision.

06

Make the move

I coordinate the real estate timeline and stay involved through inspections, closing, and moving logistics. If you are also buying, I help the sale and purchase work together so you can focus on settling into your new home and lifestyle.

MY STORY

A trusted guide for simplifying home, navigating change, and finding the right place for what comes next.

Selling a home you have lived in for many years can be emotional. It is often the closing of one chapter and the beginning of another, with memories and practical decisions sharing the same room.

My interest in working with older adults began long before I became a REALTOR®. I hold a master's degree in social work and a certificate in gerontology, and I have professional experience in senior housing. I have spent years learning about different senior living communities and the questions families should ask when deciding what might be the right fit.

There is no one-size-fits-all answer. The right next step may be a smaller home, a condominium, an active adult community, or a senior living community with more services and support. For many people, being closer to family or having less maintenance matters most.

I do not rush people through a real estate transaction. I listen, answer questions, explore the options, and help create a plan that feels manageable. Then I stay involved, connecting the people and details from preparing the current home through settling into the next one.

COMMON QUESTIONS

Clear answers before any big decisions.

01

What does a Seniors Real Estate Specialist® do?

A Seniors Real Estate Specialist®, often called an SRES®, is a REALTOR® who has completed focused education on the real estate decisions that often affect adults age 50 and older. The designation is useful, but the work still comes down to listening carefully, explaining options clearly, and building a plan around the person rather than the transaction.

02

How early should I start planning a senior move?

Earlier than most people expect. Even if a move is a year or more away, an initial conversation can help you understand the likely timeline, the condition of the home, and which decisions deserve attention first. Starting early creates choices and reduces the pressure to solve everything at once.

03

Can Patti help if I am making decisions with or for a parent?

Yes. Patti works with older adults, adult children, caregivers, and other family members who need a calm point person. She keeps the homeowner's priorities at the center while helping the family understand the real estate timeline, responsibilities, and next decisions.

04

Can Patti connect us with organizers, movers, or estate sale help?

Yes. When extra support is needed, Patti can help connect clients with organizers, movers, estate sale resources, repair professionals, and other local specialists. You remain in control of whom you hire and which services are right for your move.

05

Can Patti help me sell my current home and buy the next one?

Yes. Many senior moves involve both a sale and a purchase. Patti can help compare timing options, prepare the current home, search for the next home, and coordinate the two transactions so the plan reflects your finances, comfort, and moving needs.

06

Does Patti work with 55+ and active adult communities?

Yes. Patti helps clients who are considering 55+ and active adult communities, as well as condos, smaller single family homes, and other lower maintenance choices. The right answer depends on how you want to live, where you want to be, and how much responsibility you want your next home to carry.

07

What areas does Patti serve?

Patti works across Austin, with especially deep familiarity in Northwest Austin and Northwest Hills. She also serves clients considering Great Hills, Allandale, Mueller, Lakeway, Steiner Ranch, Anderson Mill, Millwood, Balcones Village, and other parts of the Austin area.
